If you own a house, a bungalow or a plot on Lanta and you want it rented or sold, this is what working with me looks like. It costs nothing to list, the agreement is in plain language, and I only earn when the property actually rents or sells.
I will never lie to close a deal. If your asking price is wrong I will tell you before we start, not after six months of silence - and if the paperwork on a plot isn't clean, I won't put it online at all. That costs me listings. It is also why the owners I work with send me the next one.

A WhatsApp message is enough. I come and see it myself, and give you an honest number - even when it isn't the one you hoped for.

Drone, interiors and a walkthrough video by my husband, included with every exclusive listing. Good photos are half the sale.
Listing costs nothing. My commission comes when the property sells or rents - until then you owe me nothing.
Exclusive listings only, and not many of them. A list of forty properties I have never walked through is worth nothing to the person reading it.
Yearly and half-yearly homes for families and remote workers. I screen tenants myself and I place fifteen to twenty a year, so I know who is coming and I know what they will do to your house.
Priced against what actually sold on this island, not against the neighbour's asking price. I work alongside an agent who has sold property on Lanta for twenty years.
I walk the plot and read the deed before it goes online. If the title isn't clean, I will tell you what it would take to make it clean - and until then it doesn't get listed.
Nothing. There is no listing fee, no photography bill and no retainer. I earn a commission when the property rents or sells, and if it does neither, you have paid me nothing.
Yes, and that is the deal on both sides: exclusivity is what pays for the drone, the interiors, the walkthrough film and the hours I spend showing the place. A property on five agents' lists at five different prices is the fastest way to make a buyer distrust all five.

Then we don't list it, and we part on good terms. I would rather tell you a number you don't want to hear than take your house onto my list at a price I know it will not reach, and then spend six months trying to talk you down.
Before it starts. Most long-term tenants are found between August and October, and by December the island is close to full with nothing consecutive left to book. A house listed in January is competing for a much smaller room.
